POSITION SUMMARY:
Work closely with Country Home Loan Officers and CHL Mortgage Specialists to process residential loans. Assume primary responsibility for completion of all applicable disclosures and application loan closing documents using Farm Credit Services of America software. Responsible for establishing work priorities and assuring quality, timely service is provided to external and internal customers.

DUTIES AND RESPONSIBILITIES:
Essential functions of the position include, but are not limited to:
1. Direct and perform loan closing function for the team from the point of loan approval through closing. Coordinate and prioritize workload for loan closing activities. Responsible for contacting realtors, attorneys, etc. to ensure correct documents are available for closing. This includes: document preparation, authoring appropriate communications, initiating title work, scheduling, and confirming the accuracy of pricing and fees.
- Ensure all disclosures are issued in compliance with RESPA and federal requirements.
- Responsible for creating documentation to communicate reasons for adverse credit decisions.
- Prepare and mail letters requesting additional information.
- Prepare and deliver the closing package according to the servicing standards in the Country Home Loan Department. This may entail contacting the Country Home Loan Officer, Closing Specialist, customer, attorneys or title companies.
- Conduct document preparation and review of all loan documentation to ensure that all legal, credit and regulatory requirements are included in the documentation.
- Prepare and deliver the documents for extensions and increases.
- Perform quality control checks on all closing documentation.
- Prepare the HUD-1 Settlement Statement and ensure accurate disbursement of loan proceeds.
- Prepare closing instructions for the closer.
- Disburse loan proceeds in a timely manner ensuring all vendors and creditors are paid.
- Ensure all invoices are paid.
- Monitor applicable queues through company application processing system for loans which are ready for preparation of early disclosures and closing documents. Ensure documents are delivered within association timelines.
- Escrow setup and servicing.
- Responsible for consulting with loan officers to ensure loans are locked accurately and timely.
- Ensure appropriate flood and homeowners insurance is in place prior to closing.
- Monitor reports, to include: Daily Check Errors; Daily Authorization Errors; 396 Account Activity; Employee Referral Process and Reporting.
- Establish, develop, and maintain strong customer relationships by providing a consistent quality level of service that is timely, thorough and responsive to the needs of all customers and prospects.
- Review customer needs and provide service within eligibility guidelines and standards.
- Market other related services.
- Work together with other team members to prioritize and accomplish the goals of the Country Home Loans Team.
- Provide support and other functional responsibilities as assigned to enhance team results and goals.
- Maintain and update information to each loan to keep information current in applicable company software (i.e. Agrilytic.)
- Maintain changes to any forms and documentation necessary for the processing and closing software.
- Ensure data integrity between loan file and origination system.
- Provide feedback to find efficiencies within applicable company software (i.e. Agrilytic).
1. Performs other related duties as assigned.
JOB SPECIFICATIONS:
Two years of college preferred with emphasis on Business, Finance or Economics and/or a combination of experience and/or specialized training may substitute. Minimum of two years related experience in the mortgage industry preferred.

- Ability to coordinate meetings and conferences. Requires advanced knowledge of meeting planning skills and frequent contact with outside facilities.
Farm Credit Services of America lending offices, commercial banks, mortgage brokers, other Association teams, private mortgage insurers, Federal Housing Administration, FmHA, Fannie Mae, Freddie Mac, Farmer Mac, attorneys, realtors, title insurance companies and other external vendors.
MENTAL AND PHYSICAL REQUIREMENTS:
- Ability to use computer and other related office equipment to accomplish work objectives. This includes reading the screen and keying/typing information.
- Proficient in Windows environment using Microsoft Word, Excel, and Internet Explorer.
- Ability to operate telephone and respond to calls and in-person inquiries.
- Ability to move about the office with occasional reaching and bending

- Ability to learn/use Tran$Act for creating checks on CHL Loans.
- Limited travel may be required
